The Client

A utility installation and maintenance services company located in Unit 2 Smith Rd, Wednesbury, specialising in laying and connecting essential infrastructure had been facing rising operational costs.

They suspected that their rateable value (RV) may not accurately reflect the nature of their property. While the company had previously undergone an assessment, they were uncertain whether all relevant details, such as the property’s layout and usage, had been fully accounted for.

The Problem

Although the client carefully managed their business expenses, they suspected they were paying more than necessary in business rates. Their RV seemed too high compared to how the property was actually being used.

However, without the specialist knowledge or resources to navigate the Check, Challenge, Appeal (CCA) process, they were unsure how to challenge the assessment.

The Solution

RVA Surveyors conducted a comprehensive review of the property, starting with an on-site inspection. During this inspection, it was identified that the existing valuation was significantly outdated and inaccurate, failing to reflect the property’s true size and layout.

Numerous discrepancies in the assessment led to an overstated and incorrect rateable value. In response, the surveyor submitted an appeal through the government gateway to correct the assessment.

The Outcome

As a result of our thorough review and representation, the client’s rateable value was adjusted, leading to a significant reduction in their liability. The subsequent decision confirmed the accuracy of our submission.
