The Client
Our client is a leading supplier of premium ingredients for the food and beverage industry, based at Shipston Business Village in Shipston-on-Stour. They operate from a large property used for both production and distribution.
The Problem
As the business expanded, they began questioning whether their business rates accurately reflected their current property usage. They suspected they were overpaying.
Despite a previous assessment, the client believed their rateable value (RV) remained too high. They were unsure if recent changes to their property’s layout and function had been factored into the valuation. Without expert guidance, they struggled to determine if a reduction was possible.
The Solution
RVA Surveyors stepped in to conduct a thorough review of the property’s rateable value. One of our experienced surveyors carefully examined the site, evaluating both its size and usage.
During the inspection, we discovered that excess land had been included in the client’s assessment, even though they did not occupy it. Recognising this error, we compiled a detailed report with supporting evidence and submitted an appeal to the Valuation Office Agency (VOA) to correct the rateable value.
The Outcome
The VOA accepted the appeal, leading to a significant reduction in the client’s business rates. Their rateable value was adjusted, securing substantial savings.
Because the VOA had made a factual error, the savings were backdated to the start of the 2023 rating list and will continue until the 2026 rating list. This successful outcome reinforced the importance of expert property assessments in securing fair business rates.
