The Client
Our client is a Sheffield–based supplier of panel products and furniture components, catering to various industries. Their site plays a vital role in their operations, allowing them to manage stock, production, and distribution efficiently.
Given the importance of their premises, it was crucial that their business rates reflected the correct property details.
The Problem
A review of the property’s assessment highlighted inconsistencies in the recorded measurements. The space listed by the Valuation Office Agency (VOA) exceeded what the client actually occupied, leading to an increased rateable value (RV).
While the discrepancy was not extreme, it still resulted in unnecessary overpayments. Ensuring accuracy in the valuation was essential to securing a fair outcome.
The Solution
RVA Surveyors conducted a detailed inspection, confirming that the existing assessment overstated the floor area.
A ‘Check’ was submitted with supporting evidence during the Check, Challenge, Appeal (CCA) process, demonstrating the actual layout and requesting an amendment. The VOA reviewed the submission, and after discussions, the revised figures were accepted without issue.
The Outcome
With no objections from the VOA, the client’s rateable value was successfully adjusted to reflect the correct property size. This ensured they were paying the appropriate amount in business rates, eliminating excess costs.
The swift resolution meant the client could focus on their business without ongoing uncertainty over their property valuation.
