The Client
Our client runs a dental practice in Court St, Radford, Nottingham. The clinic offers a wide range of dental services, from routine check-ups to specialised treatments. Their focus remains on delivering high-quality care to patients.
To maintain a safe and efficient practice, they regularly assess their property. They ensure all space usage is optimised and accurately reflected in their business rates.
The Problem
The Valuation Office Agency (VOA) originally assessed the property, including a loft area. However, over time, the loft suffered damage beyond repair. The practice blocked off the space, making it unusable for any operations.
Despite this, the client continued paying business rates for the loft. Since the VOA still listed it in their records, the assessment remained inaccurate. As a result, the client overpaid for a non-functional space.
The Solution
RVA Surveyors carried out a detailed inspection of the premises, confirming that the loft area was indeed no longer in use and had been permanently blocked off due to damage. Based on this assessment, RVA submitted an updated check to the VOA, formally requesting the removal of the loft space from the business rates assessment.
By providing accurate evidence, we ensured the property’s valuation reflected the actual space the client occupied and used for their dental practice. Following the submission, the VOA accepted the revised assessment and removed the loft area from the business rates calculation.
The Outcome
This adjustment resulted in a reduction in the client’s overall business rates, ensuring they were only paying for the operational space they actively used.
In addition to the savings, the revised assessment ensures that future business rate calculations will be based on the actual usable space, providing long-term financial clarity and preventing any further overpayments.
