The Client

Located John Bradshaw Ct, Alexandria Way, Congleton, the client operates from a warehouse facility and is a key player in the metal processing industry.

Specialising in the production of high-quality, precision-engineered metal components, the company serves a wide range of clients across the manufacturing and industrial sectors.

The Problem

The client was seeking a reduction in their business rates liability. Their concern stemmed from a discrepancy between the property’s Rateable Value (RV) and the actual rent they were paying.

At the time, the RV was set at £58,000 by the Valuation Office Agency (VOA), based on an assessed price of £130 per square metre. However, the passing rent on the property was notably lower at £47,250—highlighting a potential overvaluation that could be challenged.

The Solution

RVA Surveyors conducted a thorough assessment of the property and surrounding market conditions, we identified that the existing valuation did not accurately reflect the current rental value of the premises.

We built a case to propose a more accurate price per square metre that would better align with the passing rent. Following detailed negotiations with the VOA, we successfully argued for a revised price of £120 per square metre.

The Outcome

As a result of our successful challenge with the VOA, the rateable price per square metre was reduced from £130 to £120. This brought the property’s RV more in line with the actual passing rent of £47,250, delivering a more accurate assessment.

The adjustment led to a reduction in the client’s business rates liability, allowing them to allocate resources more effectively across their operations.
