The Client

Located in Birmingham, England, the company is a well-established manufacturer specialising in high-performance sealing solutions. They provide a range of precision-engineered seals and gaskets for industries such as automotive, aerospace, and construction.

The Problem

During our review of the client’s business rates assessment, we identified that the Valuation Office Agency (VOA) had incorrectly included land that was no longer part of their operational site. This error in the initial assessment led to an inflated rateable value (RV), increasing the client’s financial strain.

Since the land was not actively contributing to the business, its inclusion was unjustified. Recognising the impact of this overvaluation, we took action to correct the assessment and secure a fair outcome.

The Solution

RVA Surveyors conducted a thorough inspection of the property, focusing on the areas included in the assessment. We identified that the land in question should not have been considered part of the rateable valuation and compiled supporting evidence to present to the VOA.

Through detailed analysis, we submitted a ‘Challenge’ of the Check, Challenge, Appeal (CCA) process. We successfully demonstrated that the land should be removed from the assessment. The VOA reviewed our case and agreed with the proposed adjustments.

The Outcome

With the VOA accepting the assessment and removing the land from the valuation. This resulted in a fairer rateable value, reducing the client’s business rates liability.

By ensuring that only the relevant areas of the property were included, the client achieved significant financial savings and a more accurate reflection of their operational space.
