Our client is a leading manufacturer specialising in high-performance insulated panels for a range of industries located at Marston, Jabbett, Bedworth, Warwickshire.

The Problem
The original Valuation Office Agency (VOA) assessment did not accurately reflect the true measurements of the property. The space had not changed in size, but errors in the previous valuation meant the recorded figures were larger than the actual measurements.
As a result, the client was being charged business rates based on incorrect measurements, leading to unnecessary overpayments. Without a reassessment, they would have continued paying more than required.
The Solution
RVA Surveyors engaged with the client and conducted a comprehensive site inspection to establish precise measurements of the property. The inspection revealed that certain areas within the facility had been reduced in size since the previous VOA assessment, confirming that the client had been overpaying.
Following the inspection, RVA submitted the updated measurements to the VOA as part of a formal ‘Check’ through the Check, Challenge, Appeal process. The submission was backed by clear evidence, including photographs and floorplans ensuring the new assessment accurately reflected the property.
The Outcome
Upon reviewing, the VOA accepted the updated submission, leading to a reduction in the client’s business rates. The correction ensured the client was only paying for the space they actively occupied, rather than outdated or overestimated figures.
