The Client
Located in Wolverhampton, our client is a home care provider that offers essential support services to individuals who need assistance with daily living. Their premises serve as the operational hub for coordinating care, ensuring that staff can effectively deliver high-quality services to clients throughout the community.
The property is part of a larger building that was historically divided into separate units, including a medical practice and a pharmacy. Given this division, accurate business rates assessments are particularly important for ensuring the client’s fair share of rates.
The Problem
During a review of their business rates assessment, discrepancies were identified by the Valuation Office Agency (VOA). A historic split of the building, which occurred in 2010, had not been accurately measured. As a result, part of the space occupied by the medical practice had been incorrectly included in the client’s assessment.
This oversight led to an increased rateable value (RV), causing the client to pay higher business rates than necessary. Given the complexity of the split and the passage of time, resolving the issue required clear evidence and careful negotiation.
The Solution
RVA Surveyors conducted a thorough check to confirm the extent of the error. The team reviewed existing plans, took accurate measurements, and gathered supporting evidence, including a fire plan, to demonstrate that part of the assessed area actually belonged to the medical practice, not the client’s property.
We then submitted a formal request to the VOA to correct the assessment and ensure a fair and accurate valuation for the client’s premises.
The Outcome
After reviewing our submission, the VOA accepted the proposed adjustments, which led to a significant reduction in the client’s RV. By securing this updated and accurate valuation, the client achieved substantial business rate savings, preventing unnecessary overpayments.
This successful outcome ensured that the client’s property assessment now reflected the actual space they occupied. As a result, they could focus their resources on continuing to provide high-quality home care services to those in need.
