The Client
The client, a respected logistics and transportation company based at Kelvin Road, Wellingborough, has built a solid reputation in the industry. With a large fleet of vehicles, the company provides reliable and efficient services across various sectors.
Their operations requires a spacious warehouse to ensure smooth workflow and storage capacity for goods. However, like many growing businesses, they faced challenges in optimising their warehouse space.
The Problem
Previously, the client had a mezzanine installed in their warehouse to maximise storage capacity which was highlighted during an inspection by the Valuation Office Agency (VOA). However, the client had removed the mezzanine due to a change in their operational structure.
This removal meant the client was left with a different layout, which ultimately led to them paying higher rates for the space than necessary. The original mezzanine had been included in the assessment, and due to its removal, the client’s rate was being calculated based on the now reduced space, resulting in unnecessary extra business rates charges.
The Solution
Following our visit and inspection of the property, we submitted a ‘Check’ in the Check, Challenge, Appeal process. The VOA accepted our submission and updated the space calculation to reflect the removal of the mezzanine.
The check enabled us to identify that the warehouse space, without the mezzanine, qualified for a reduced charge, which helped the client save on their overall costs.
The Outcome
As a result of the updated assessment, the client’s costs were significantly reduced by accurately reflecting the space after the mezzanine’s removal for the warehouse.
This change also provided the client with long-term savings for their business.
